The Holon municipality is currently pushing forward a citywide urban renewal plan. The proposed site is an integral part of this plan, where high-rise construction, accompanied by commercial spaces, is encouraged. The site’s existing buildings are old and derelict, and due to their central location the need for their redevelopment and renewal was deemed essential.

The complex, in light of its central location, is required to facilitate a number of different functionalities. This demand is outlined in the municipality’s master renewal plan and creates a conflict between the will of the site’s residents for quiet housing vis-a-vis the general public’s needs. Our proposed architectural program addresses this conflict by offering high-quality housing solutions (without bearing high maintenance costs), while encouraging urban day-to-day activities by the addition of commercial and occupational spaces.

The project includes the evacuation of about 70 housing units and the construction of approximately 270 units in their stead, divided into two 16-stories towers.

The site spans an area of about 8 dunam (0.8 hectares) between the Hankin and Degania axes, and offers a varied mix of housing solutions.

The design answers the need for different functionalities, housed in separate structures. Accordingly, the site was divided into three areas- the farthest area from the street is designated for housing while the area closest to the sidewalk will be dedicated for separate office and commercial spaces. An open public space connects these two areas and can be accessed from both. Before construction can begin, an urban building scheme (part of the municipality’s master plan) was needed to be advanced and approved for the site, which will expand the utilization of available land and remove height restrictions.
