The Need

An urban renewal site at the heart of Ramat Gan, which includes the evacuation of 30 housing units spread over 3 buildings, and construction of one residential tower comprising approximately 90 housing units.

The Vision

The vision for this project is to provide the city with a premium location and gathering point on one of its main traffic axes, and at the same time provide excellent living conditions for its residents including – high quality apartments that are well-aired and lighted.

The design of the tower draws its inspiration from its unique location at the crossroads of Haroe and Habanim streets. The irregular shape of the plot transformed the project’s main challenge into its main design concept – a conch-shaped design plan, fitted to the plot’s layout, converging gradually into an elliptical contour forming along the structure’s height.

The Design

The Haroe tower is located on a central and significant axis in the city of Ramat Gan. A thorough analysis of the environment and future development plans, together with appearance and visual analyses conducted from different locations across town, all lead to the conclusion that a tower on the intersection between the two streets will integrate well with the proposed future construction layout for Haroe street. From all of the design alternatives prepared, the final choice was that of a 20-story residential tower, with commercial spaces located in the ground floors, which will also include public spaces. The chosen design scheme would fit best with the outline and layout of Haroe street.

A pleasant urban “pause” was planned at the intersection between the two streets; a small Piazza, which has an old tree planted in its center. This modest square could also accommodate a neighborhood cafe in the future.

The Need

As part of the regional authority’s renewal and redevelopment plans for the town’s center, it decided to leverage a private contractor’s evacuation/construction plan and expand its scope to encompass all of the town’s central areas.

The Vision

An urban redevelopment site spread across approximately 5 hectares, at the center of the town Qiryat Ekron.

The evacuation of about 100 existing housing units and commercial areas for the construction of combined living and commercial buildings. The project will expand the current site, adding additional constructed areas and layers, and transforming it into the beating heart of the town.

The Design

The project will integrate with the green axis outlined in the town’s master plan, and include a large urban square delineated by public buildings and future town hall.

The different functionalities of this new site are attained by planning about 650 new housing units  that together with office and commercial spaces clearly redefine the boundaries of both main axes – Herzl and Sharet – while preserving and using the ancient trees located on site.

The Need

The outdated design and the building’s generally poor state necessitated an overall renovation.

The Vision

The project was initiated as part of the area’s wider urban rejuvenation program, and focuses on updating and upgrading the existing structure, guided by National Outline Plan (TAMA) 38/1. In addition, the building will be redesigned using elements that are characteristic of the White City (Tel-Aviv) but with a modern, contemporary twist.

The Design

A National Outline Plan 38 project for a four entrance terraced apartment building that was planned in the late 1960’s. The renovation includes strengthening the building against earthquakes, construction of 2.5 additional floors, adding new apartments on the ground floor and constructing elevators in order to service each entrance. New rooms and balconies are added to all existing apartments. The facade and landscaping of the building are also substantially upgraded and incorporate the use of modern construction materials and techniques.

The Need

An urban renewal site located at the entrance to the city of Qiryat Gat, expanding on current buildings and adding new housing units to them in accordance with National Outline Plan 38/1.

The Vision

Strengthening the city’s center by constructing a high-quality site that will attract well-off populations, as a complementary process to the construction of satellite neighborhoods in north and west Qiryat Gat.

The Design

The design for the site will be executed in stages, directed at the renewal of all twelve buildings at the end of the process.

The addition of four new floors built over the existing floors in each building necessitated us to adopt original solutions regarding the coordination of construction activities and parking spots.

At the same time, elements were added to the existing housing units while maintaining minimal interruption to their shape and form in order to avoid disrupting the day-to-day lives of their inhabitants

The Need

The connection between the geographical periphery and other areas of the country is critical to both occupation and various living considerations. By combining accessible transportation with affordable living and commercial spaces, social-geographic gaps can be addressed and minimized. This project corresponds to the local authority’s intentions and plans to drive urban renewal in areas that were considered in the past as marginal and derelict, and which are now being revived and bettered.

The Vision

Our unique construction project will be located between the train station and “Derekh Ha’darom” street in Kiryat Gat, which greatly influenced its conceptualization. The food manufacturing facility currently located is set for demolition and instead a complex combining living, office and commercial spaces will be built.

Relatively smaller living spaces were designed to answer the needs of small family units (bachelors, divorcees, pensioners, roommates or small families). They will appeal to those searching for affordable living and to whom proximity to the train station is in fact an advantage.

The Design

Over 350 affordable apartments, no larger than 60 sq.m for small family units, will be built. The apartments are divided between two types of buildings: 3 high-rise apartment buildings up to 22 floors each with commercial and office spaces located in the two ground floors, and terraced buildings that are to be integrated into a main square.

The commercial area will be accessible to arrivals from the railway station as well as from the city center.

The project is a part of Kiryat Gat’s urban rejuvenation plan and is built according to green building principles.

The Need

Lack of good quality and affordable living solutions that are also easily accessible to services and occupational opportunities in the city of Lod.

The Vision

A living, commercial and office complex located between the train station and Yoseftal street in the city Lod. This project corresponds to the local authority’s intentions and plans to drive urban renewal in areas that were considered in the past as marginal and derelict, and which are now being revived and bettered. The project is planned according to the principles of green construction.

The Design

Relatively smaller living spaces were designed to answer the needs of small family units (bachelors, divorcees, pensioners, roommates or small families). They will appeal to those searching for affordable living and to whom proximity to the train station is in fact an advantage.

According to the design, the project’s four towers will be built above a commercial two-stories avenue, curving along the project’s contour. The soft lines of the commercial elements were designed to answer to the orthogonal character of the residential and office towers, and that the combination between them will create a central urban square attracting attention on its own.

An old, run-down building, which in the past was home to a food manufacturing plant during the British Mandate and located at the heart of the project will be transformed to an attraction as well. It will be restored, preserved and then open to the public curious to learn of its history, in particular how canned foods were manufactured and processed and how the owners of the factory offered train passengers fresh milk despite refrigeration constraints.

The Need

As part of the town’s urban redevelopment plans, an old housing complex, composed of four three-stories high buildings, and inhabited by 66 families, will be evacuated and a modern complex of approximately 300 housing units will be built in its stead.

The Vision

The project is located within close proximity to Beit Dagan’s main access road, near the intersection between the streets Menachem Begin and Shabazi.

The proposed complex spans an area of 5.5 dunams (0.55 hectares) and is located at the entrance to Beit Dagan, facing a new, state-of-the-art, offices space currently occupied by hi tech companies.

The construction is restricted to 15-16 stories following guidelines issued by the Civil Aviation Authority of Israel.

The project is part of a greater attempt to generate an evacuation and construction chain reaction in this part of Beit Dagan.

The Design

The project’s design took into account the need to create a clear border with Menachem Begin street. It will appear as an icon, visible from far away, located at the town’s main entrance. A large square will greet visitors entering the complex and will act as the focal point of the project wherein the different buildings will be erected around it. All parking arrangements are designed as underground parking lots. Additionally, we attempted to maintain maximum flexibility when designing the housing units so that they answer all current and future needs of their target audience.

The Need

The Holon municipality is currently pushing forward a citywide urban renewal plan. The proposed site is an integral part of this plan, where high-rise construction, accompanied by commercial spaces, is encouraged. The site’s existing buildings are old and derelict, and due to their central location the need for their redevelopment and renewal was deemed essential.

The Vision

The complex, in light of its central location, is required to facilitate a number of different functionalities. This demand is outlined in the municipality’s master renewal plan and creates a conflict between the will of the site’s residents for quiet housing vis-a-vis the general public’s needs. Our proposed architectural program addresses this conflict by offering high-quality housing solutions (without bearing high maintenance costs), while encouraging urban day-to-day activities by the addition of commercial and occupational spaces.

The Design

The project includes the evacuation of about 70 housing units and the construction of approximately 270 units in their stead, divided into two 16-stories towers.

The site spans an area of about 8 dunam (0.8 hectares) between the Hankin and Degania axes, and offers a varied mix of housing solutions.

The design answers the need for different functionalities, housed in separate structures. Accordingly, the site was divided into three areas- the farthest area from the street is designated for housing while the area closest to the sidewalk will be dedicated for separate office and commercial spaces. An open public space connects these two areas and can be accessed from both. Before construction can begin, an urban building scheme (part of the municipality’s master plan) was needed to be advanced and approved for the site, which will expand the utilization of available land and remove height restrictions.
