The Need

The project will bring together many various units of the Israel Electric Corporation –scattered throughout different locations in central Israel – into one large and economical complex. The new construction will save costs, eliminate redundancies and redirect units, which are currently located on costly properties.

The Vision

The Electric Corporation’s flagship project is designed to incorporate the corporation’s most valuable division and units of the central and southern districts. It will include a plethora of functions such as: offices, operations, training, laboratories, logistics, workshops, a Data Center, control rooms and welfare facilities.

The site’s close proximity to main traffic routes and future train station, taken together with the functionality of electricity generation, led the design to express dynamism and flowing movement, which corresponds with the plot’s shape and the language it creates. The design emphasizes the buildings appearance both during the day and at night, and the fact that it is observed mostly from vehicles rather than by pedestrians.

The Design

The project includes a building with three wings and a basement floor, which includes a data center, as well as a separate building housing the site’s workshop.

The main building is composed of two arching segments on different levels, which are placed one after the other and populate most of the project’s office spaces. These segments are built over two lower orthogonal wings, which act as the project’s foundations and make optimal use of the plot’s attributes.

Dividing the building into wings answered the need for separation between office and operational spaces and helped create an optimal spatial alignment, which is easily worked out and understood. The lower west wing includes welfare facilities, auditorium, gym, synagogue and events hall. The lower east wing houses the operational area and includes laboratories and the Electric Corporation’s central logistics warehouse.

The project also includes a major data center and control rooms.

The eastern site’s logistical nature necessitated the separation of movement for different types of vehicles as well as the allocation of large parking areas, both for private, operational and heavy vehicles. These parking lots were located in areas that are not intended for construction – under power lines located on the site.

The use of natural lighting and proper airing in all office spaces, as well as certain sustainable construction elements, were implemented in order to create a pleasant, supportive and encouraging work environment.

Future-forward thinking guided the design of the main building, allowing maximal flexibility for the implementation of any future changes while emphasizing the most optimal gross/net ratios.

The Need

Following the company’s expansion, the need for a larger office space was felt that will be able to answer all current needs and facilitate any future growth.

The Vision

An office space that will provide maximum flexibility to fit the company’s various needs while accommodating all their different working methods, as well as helping to attract new employees throughout recruiting efforts.

The Design

The design includes open space areas alongside private offices for the use of the company’s senior employees, which often conduct personal meetings and require privacy. Additionally, the layout includes conference rooms, cafeterias located on every floor, integrated work-recreation spaces for various work forms and styles.

An emphasis is placed on providing flexibility and versatility, enabling different sitting arrangements to accommodate project-based interactions in and between teams. At the same time, the design will also be able to provide the necessary environment required for concentrated and quiet work when needed.

Despite the short project design and construction schedule, the quality of the design was not compromised and budget constraints were strictly adhered to.

The Need

As part of the transformation of the Atidim industrial zone, from a more traditional industrial area to the center of high-technology, the need arose to also remodel the existing building that was located on this site, which was originally a manufacturing and assembly factory of air conditioning systems for commercial vehicles.

The Vision

An “Old Economy” building was transformed into a “New Economy” building: a heavy, industrial structure turned into a high-technology building in a relatively short time.

The Design

The restored building provides new qualities for the preexisting structure: a flexible interior, natural lighting from a central new atrium, and modern safety and comfort fixtures.

A parking area double in size, and an improved security and sheltering system were designed in addition to a new main entrance with a spacious lobby, and a renovated façade. The envelope was renovated and designed to visually transform the building’s exterior.

The Need

Creating the missing link that will bridge together north Herzliya and Raanana, and finding optimal use for the land reserve adjacent to the train station, where the new metro station will be built, and the western entrance to a major intersection connecting highway 2 to 4, and 6.

The Vision

Constructing a commercial complex that will link Herzliya and Ra’anana and which will include public spaces and a variety of service, office and commercial areas, as part of an integrated and holistic transportation hub.

The Design

The project includes an office building, with a dedicated area in the ground floor for commercial activities and is located in proximity to the train station.

As part of the design, a new urban square will be built that will link to the green axis stretching from Raanana to Herzliya.

The location of the complex on the seam between Herzliya and Raanana, in proximity to road 531 and the future metro station, together with the intensive construction projects planned in the area, necessitates a broader perspective over the entire region and planning that takes into consideration many complex factors. Yet, these also create an opportunity to fulfill an important urban project, which will become a central and integral part of the cityscape.

The Need

As part of the evacuation plan of the central HQ offices of Mekorot in Tel Aviv, a need for constructing a new HQ arose, which will utilize existing land owned by the company.

The Vision

Office buildings and storage facilities were laid out for the company’s HQ.

The design is inspired by water ripples, and organically integrates with the surrounding landscape.

The Design

By designing an open public area spread over different levels the building is seen and experienced as if it is growing from the ground, similar to water ripples.

The structure and its surroundings are designed to be gradually exposed to the viewer, which first encounters the training campus and agricultural land west of the complex while fixing their gaze at them.

Implementing a program that revolves around soft, organic shapes grants flexibility to the composition and objects can thus be either added or eliminated easily.

Principles of sustainable building were applied: grey water recycling system, green roofs, and passive-solar climate control system.

While the project is constructed from different elements and functions, the soft and flowing design language combines the complex into one organic entity.

The Need

The increase in demand for commercial areas in Hezliya’s industrial zone, alongside the need to expand current housing solutions in the area.

The Vision

To establish a central component located on the main entrance axis of the area, which will complete the missing western link. Providing a housing solution for the compound’s workers, eliminating their reliance on private transportation to the workplace.

The Design

Two 40-story towers were designed according to the updated urban masterplan for Herzliya.

The ground floors are intended for commercial activities, the floors directly above them are for offices and other businesses, and the upper floors are residential and composed mainly of small living units.

The main challenge we faced was to plan and execute construction while taking into maximum consideration the tenants currently residing in the building located on the construction site. In order to execute this plan correctly, we divided construction into two consecutive, vertical stages – the first tower will be built to the west of the existing building, and tenants will move from the old to the new building immediately upon its completion; then, the existing building will be demolished and the second tower built to the east of the street.

The two towers are connected by a central space, while the external shell “peels” spiraly and reveals the subtle construction of the inner shell.

The Need

Herzl Street is the heart of the city of Netanya. It begins at Netanya Interchange and the off ramp from Road No.2 on the east, and ends at the seashore promenade on the west. The city hall is the focal point of Herzl Street’s rejuvenation project.

The Vision

The building is located in a complex of cultural and public structures; each with its own separate square. A public park that surrounds an ancient sycamore tree is hidden behind these buildings. The squares create an urban spectrum that represents the relationship between the public and the individual. Located between these two focal points, the city hall offers a passage from one end of the complex to the other and encourages public use by the splitting of two main masses.

The Design

The proposed building is located in the corner of Raziel Street and thus defines an urban square defined by municipal, educational, cultural, commercial and residential structures. It is a city landmark that represents Netanya’s spatial, social and economic qualities. The synergy between the city hall and the city itself is expressed by an open public space that is shared with the neighboring structures. The connection to the historic sycamore landmark is strengthened by the angles of the building that allow for physical and visual contact between the two.
